a: Greater Binghamton N.Y. has a small supply of willing and able managing/landlord/investors.

b: Greater Binghamton has large supply of available properties.

c: Most need defered mainteniance !

d: Greater BInghamton has the LARGEST YIELD SPREAD PREMIUM for owner/operators in my 34 years in the Broome County Real Estate business. I.E. borrowing rates 5-6% and cap rates from 8-20%  depending on location and condition.

e: Some Binghamton, Johnson City, and Endicott multi tenent property will yield double the cash flow of 5 years ago.

This Represents OPPORTUNITY ! $$$  if you are willing to do the job right!

 

VIEWPOINT 2...  Easiest management with a moderate yield.... SINGLE FAMILY HOMES! 

John Farrell says to buy single family homes that rent for 800-1500/mon.   Management time and costs are lower and you can still get at 5-10% yield.

2. condition (name of the game is to beat the condition  of your competition )

3. Price...*note people will pay a premium for the best living conditions.
