How do We decide?

Deciding on a home is both exciting and daunting! Here are a few ideas (do's and Dont's) I will share with you.

1. Decide on"location" (school system, access to friends, job, church, city or country, north, south, east or west?)

2. Create a list of NEED to have features , (bedrooms, bathrooms, garage, one level living etc...) and a list of NICE to have features. (amenities etc...)

3. Determine budget (get pre qualified from a lender, (ask your agent)for Occupancy cost! mortgage principal and interest, taxes, all insurances, heat, electricity, trash, water, deferred maintenance.  (sometimes a more expensive house may cost less in the long run if it is in "perfect condition") 

4. Do get "educated"... Your agent will provide you with a sorted list of possibilities. Take a drive around and view them and imagine living in the locations. 

5. Discuss the results with everyone involved in the home.

6. Law  of Unity!...When everyone agrees on one or more settings, schedule a viewing with your agent to see properties.

7. Compare your needs and wants with the house's features and benefits. Pick the best one!

8. When you pick, don't fail to act! make an offer that realistically will be negotiated and accepted by the sellers! ...others buyers know that the best choice is the best choice.

9. Follow through on all your tasks....bank, inspection, attorney, insurance, moving plans, utilities, et...

10. Get an inspection and view it with a understanding that you are buying a "used house" with  normal flaws...look for the showstoppers, large ticket items

Take a deep breath, and work closely with your agent to finalize the process and ENJOY YOUR NEW HOME!
